Since 2014, the members of Greatwater have acquired, rehabilitated, and leased over one million square feet of multifamily residential, commercial, and vacant land in several Detroit neighborhoods. Over the years, passionate community leaders, residents, and elected officials have worked tirelessly to stabilize housing and strengthen public service provision as the City emerges from a challenging history of disinvestment. Many of Detroit’s neighborhoods are now experiencing substantial increases in demand for housing and services, and our goal at Greatwater is to meet these needs as economically and thoughtfully as possible.

Our Neighborhoods

To start, we’ve focused on walkable neighborhoods that offer rapid access to Detroit’s Central Business District via public transportation, bike and pedestrian accessibility, commercial attractions, and diverse housing typology to ensure housing affordability at a variety of income levels.

We began on Detroit’s East Side where mature, tree-lined streets boast stately historic mansions, charming multifamily housing, and single-family homes. Our work has expanded to other vibrant centers like Midtown, Southwest Detroit, and the North End. We’re in it for the long haul and understand that buildings are just structures — it’s the neighborhoods that bring our work to life.

Our Goal

Producing positive local outcomes for residents by maintaining affordability and high occupancy, supports the consistent flow of private capital that makes our work possible. This capital will also drive our emerging community investment strategy, which includes fundraisers for local nonprofits, providing housing that is accessible at a variety of income levels, and increased collaboration with the City of Detroit and other local stakeholders.
